Choosing a good local real estate agent

move1As a home owner or home buyer you’ll be aware of the importance of choosing an exceptional real estate agent when you start to enter the buying or selling process in the real estate market. Sure, there are many options available now to home owners allowing them to list their properties independently online and then deal with the full transaction themselves.

Of course the plus side to this is that as a home owner you’ll be able reduce your overhead costs as you won’t be paying an agency or freelancer fee’s, you need to keep in mind though that when you do this, there is a lot of work involved in the entire process including, photographing, listing, copy writing, legal documents, viewings, tax documents, reference checks, credit checks and much more. So it may not be worth the extra saved money to try and complete this yourself. Additionally having a professional on board will allow you to have a smooth transaction for all parties involved and of course as the local realtor know their market they will be able to get you the best price available and more often than not they already have a list of private buyers/investors who may be able to move on your property a lot quicker than you would ever be able to sell it. Let’s take a look at some tips for choosing a great local real estate agent.

Track Record – Do they have a good track record within the industry?  Ask the gent you have chosen to provide you’re a list of what they have sold in the last year and ask them to include contact information. This way you will be able to contact past clients for references and see how their transaction went. Additonally, if you’re the seller, ask if these past properties are similar to yours in price, location and other salient features, this should give you a good idea of what’s on the market currently and you can compare this to your own property.

Are they accredited? – Any real estate agent worth their salt will have all of the correct accreditation necessary. Different counties will have have boards that license and discipline real estate agents in those counties or regions. Check with your local councils regulatory body to find out if the person is licensed and if there have been any disciplinary actions or complaints, or check to see if the information is posted online.
